Why the address matters
Three kinds of ground, three kinds of build
A house on Anna Maria Island and a house in Parrish are both Manatee County jobs, and almost nothing else about them is the same. One has to sit above the base flood elevation on piling or stem wall, with every fastener and every board specified for salt air. The other is a slab on an inland lot. The foundation is different, the material list is different, the inspections are different, and so is the price.
So the areas below are grouped by what changes the work rather than alphabetically. Where we have enough of a track record in a place to say something specific about building there, it links to its own page.

Barrier island
Built above the base flood elevation, on piling or stem-wall foundations, with fasteners and cladding specified for salt air.

Manatee & Sarasota countiesA barrier island split across two counties. Elevation and wind exposure comparable to Anna Maria, with the jurisdiction set by where on the key you are.
Coastal mainland
Mainland foundations, without the island elevation requirement, but still inside the wind zone the Gulf Coast codes are written for.
Bradenton
Manatee CountyWhere our yard is. Most of our completed work sits inside a short drive of it, which is why it carries the shortest schedules.
Palmetto
Manatee CountyAcross the Manatee River from Bradenton. Mainland foundations, without the elevation requirement the barrier islands carry.
Sarasota
Sarasota CountyA different county from everything above, which means a different building department reviewing the permit and its own queue.
Inland
No coastal elevation requirement, which changes the foundation and what it costs. Mostly newer construction out here.
Lakewood Ranch
Manatee & Sarasota countiesStraddles the county line, so which department reviews a job depends on the address. Largely new construction rather than remodels.
Ellenton
Manatee CountyInland, so no coastal elevation requirement. Foundations, and what they cost, look different from an island build.
Parrish
Manatee CountyInland and building fast, mostly new construction on tract lots rather than work on existing houses.
Not on the list
Ask anyway
These ten are where we work regularly, not a fence. If your project sits outside them, call and we will tell you honestly whether it is far enough out that another contractor would serve you better. A crew that has to drive two hours is not doing you a favor by saying yes.
